BREAKING OUT OF THE WHITE BOX

Across the design and development sectors, too much of the built environment falls into predictable patterns: cookie-cutter “white box” spaces, trend-driven designs, and construction practices that prioritize speed and cost over quality and character. Historic buildings are often torn down rather than thoughtfully restored, while sustainability is treated as a costly afterthought. Many contractors are unreliable, dishonest, and cut corners, resulting in projects that are poorly executed, may look current but quickly date, and leave lasting ecological and financial costs.
LMNTL was created to challenge this default. We believe that designing and remodeling spaces should be a positive, trust-based, and collaborative process. You should have transparency and clear expectations through every phase of your project, and feel that your designer/contractor has your best interest in mind.  You should also feel inspired and confident in the result, knowing that your space is built to perform well and stand the test of time. This belief forms the foundation of our practice and guides how we collaborate with clients: to create soulful, welcoming, durable, and sustainable spaces that are uniquely yours.

① CREATIVITY


The best design balances bold expression with deep respect for context. We embrace daring ideas, highlight the character of each client and property, and craft spaces that are both functional and distinctive.

In practice, this can mean developing custom built-ins that make the most of available space, using unconventional materials or bold colors to bring depth and character, and incorporating statement elements such as patterned wallpaper, unique artwork, or vintage pieces. We look for opportunities to elevate spaces through creative choices that are purposeful, not decorative.

② DURABILITY


Quality is in the details. Through precision, craftsmanship, and timeless material choices, we create spaces built to last — beautiful, livable, and resistant to short-lived trends.

In practice, this can mean prioritizing durable natural materials like solid wood, stone, and plaster; selecting finishes that age well; and designing details that can be easily maintained or repaired over time. We focus on robust construction methods, well-made hardware, and flexible layouts that adapt to changing needs — investments that pay off in longevity and performance.

③ HEALTH


We spend close to 90% of our time indoors. By maximizing natural light, improving air quality, and integrating healthy materials and plants, we create environments that support both comfort, health, and wellbeing.

In practice, this means selecting no-VOC finishes and formaldehyde-free furnishings, and ensuring proper ventilation and filtration. We also design for ample daylight and views, prioritize acoustic and thermal comfort from the outset, and incorporate biophilic elements such as houseplants and natural textures to not only improve indoor air quality, but create calming environments.

④ SUSTAINABILITY


At LMNTL, sustainability is more than a “nice to have” — it’s a foundation for long-term resilience, lower operating costs, and reduced environmental impact.

In practice, this means improving building performance through better insulation and airtightness, integrating efficient appliances and fixtures, selecting low-carbon materials, and utilizing renewable energy where possible. We look for opportunities to reuse and adapt existing structures, reduce waste during construction, and design for future flexibility. When appropriate, we support projects in meeting green building standards such as LEED, WELL, the Living Building Challenge, Zero Carbon Certification or local high-performance codes.

Joshua Foss & Tanya Anderson
Co-Founders

Partners in both life and design, Joshua and Tanya have renovated multiple properties together (including two guts)—each project an expression of their shared love of craft, sustainability, and thoughtful design.
Tanya brings an uncommon mix of scientific precision, organizational skill, and hands-on resourcefulness to LMNTL. With a successful career in the global life sciences industry—leading business development and managing key relationships for major research and biotech organizations—she applies that same clarity and coordination to LMNTL’s projects and partnerships. A lifelong maker who first fell in love with building in high school shop class, Tanya approaches design and renovation with curiosity, practicality, and a commitment to getting the details right. Her leadership and expertise have earned national recognition, including an invitation to participate in a White House forum on the emerging Bioeconomy.
Joshua’s path blends design, sustainability, and strategic leadership. In his early career, he apprenticed under a master carpenter and worked on professional flooring and painting teams. A LEED Accredited Professional since 2006 and an early ambassador for the Living Building Challenge, Joshua has long been at the forefront of green building and regenerative design movements. He founded and ran a design studio in Minneapolis with projects featured internationally and came to national attention in 2007 as a finalist on HGTV’s Design Star. He later hosted Get Green on HGTV.com and appeared on regional lifestyle programs. A certified urban farmer, Joshua has also led sustainability and decarbonization consultancies advising clients such as Amazon, the cities of San Francisco and Washington, D.C, and the US. Department of State.
Together, Joshua and Tanya bring complementary strengths to every project LMNTL takes on. Their shared goal is simple: to help people create spaces they truly love—beautiful, healthy, and enduring places that reflect the best of how people want to live.
